The default interest rate of 1.4% per annum is an illustrative benchmark provided for baseline loan modeling and payment simulation. Actual mortgage interest rates offered by commercial banks in Singapore (e.g. 3-Month Compounded SORA packages or fixed-rate financing) vary according to prevailing market conditions, lender margins, and borrower credit profiles at the time of loan underwriting and drawdown.
Additionally, commercial banks evaluate borrower loan eligibility using MAS medium-term stress interest rates (typically 3.5%–4.0%) when computing debt-servicing limits under the 30% Mortgage Servicing Ratio (MSR) cap. Prospective buyers should consult banking mortgage specialists to obtain an In-Principle Approval (IPA) for actual bank rates.
Presets apply the midpoint of the indicative launch range ($1,400–$1,600 psf) to the midpoint of each plan's indicative size range. Indicative only — official pricing to be announced.
Indicative Benchmark Only: The default interest rate of 1.4% per annum used in this calculator is strictly an illustrative benchmark for baseline modeling and repayment estimation. Commercial bank loan packages in Singapore (such as 3-Month Compounded SORA packages or fixed-rate loans) fluctuate according to prevailing market conditions, lender margins, and individual creditworthiness at the point of loan drawdown.
MAS Stress Test Assessment: When assessing loan approval eligibility under the 30% Mortgage Servicing Ratio (MSR) cap, commercial banks are required by the Monetary Authority of Singapore (MAS) to apply a medium-term stress interest rate (typically 3.5% to 4.0% p.a.). Your maximum borrowing eligibility will be evaluated by banks using this regulatory stress interest rate. Prospective buyers should obtain an In-Principle Approval (IPA) from participating commercial banks for verified loan amounts and current rates.
MAS Loan Regulations
Executive Condominium financing follows clear, disciplined MAS framework guidelines.
The Mortgage Servicing Ratio caps your monthly housing installment at 30% of gross monthly income. For new Executive Condominiums, MSR is the single governing ratio that determines bank loan approval.
Commercial bank loans for Executive Condominiums are capped at a maximum 30-year tenure (or up to age 65) and a maximum 75% Loan-to-Value (LTV). The remaining 25% downpayment comprises at least 5% in cash and 20% in CPF OA / cash.
The Total Debt Servicing Ratio (TDSR, 55%) applies strictly to private residential properties such as private condominiums and landed homes. Non-mortgage debts (car loans, credit cards) do not restrict your initial EC bank loan eligibility under MSR.
